Kingsbridge Estate

The result of the consultation was put to a ballot of residents in December 2022. 76% took part in the ballot and 85% of those who took part in the vote, voted in favour of the regeneration proposals.

The 4 Estates Forum met with Riverside in February 2026 to get the latest update on plans for the future of the Kingsbridge Estate.

 

Riverside has confirmed that they still plan to restart conversations with residents about the regeneration options for the estate. However, a date has not yet been set. An internal Riverside panel will decide when the consultation can begin again, as the project is still facing challenges due to current market conditions.

 

Riverside is continuing to look at several possible approaches, including:

  • Full regeneration – the option previously supported in the resident ballot
  • Major refurbishment – significant improvements that could extend the life of the existing buildings by 20–30 years
  • Hybrid options – where some blocks are redeveloped and the income generated helps fund refurbishment of the rest

Riverside is updating its financial modelling to understand which of these options remains realistic.

 

If the older blocks are refurbished rather than rebuilt, the Government’s updated Decent Homes Standard (2035) would require much more extensive work than before. This could include:

  • Improved insulation
  • Possible installation of lifts
  • Large‑scale internal and external upgrades
  • Because the required improvements are so substantial, the cost of refurbishment is now close to the cost of a full rebuild. Riverside plans to share a more detailed update with all residents in the new financial year, once the full viability review is completed.
